Before you sell
- How do you arrive at a price?
- Every sale on your street and in your school district for the last twelve months, adjusted for size, light, condition and the things only a visit shows. You get one number and a two-page memo with the reasoning.
- What should I fix before listing?
- Usually less than you think. Paint, lighting, the garden and the front door return their cost. New kitchens rarely do. We walk the house with you and make a short list.
- How long does it take?
- Three weeks to prepare, then the first private previews. Homes we listed this year took a median of eleven days to go into contract.
- Do you sell off market?
- When it serves the seller. Some of our best results came from a quiet sale to a buyer who had been waiting for that street. We will tell you honestly which path is better for your home.
- What does it cost?
- Commission is agreed in writing before anything is listed, and it covers staging advice, photography, the drawing, the brochure and every showing. There are no marketing fees on top.
- Who will I actually work with?
